          How Does an LRBA Work in Practice?


          • A business owner has $500,000 in their SMSF and spots an opportunity to buy their commercial premises for $1,000,000.
          • BlueRock Finance runs a free serviceability assessment, confirms the fund's income can cover repayments, and secures a loan at 80% of the purchase price.
          • A bare trust is set up to hold the property on behalf of the SMSF.
          • The property is held in a separate holding trust while the loan is in place. Under an LRBA, the lender's recourse is generally limited to that property.

          That's an LRBA in practice. It can be a useful option for the right business owner, but it needs to fit the fund's investment strategy, cash flow and retirement goals.

          Before you sign a purchase contract, talk to us. In some states the LRBA structure needs to be in place before you sign, and your fund needs to pass a serviceability assessment first. Getting this right from the start saves a lot of headaches later.

          From 10 August 2026, a new LRBA can only be used to acquire business real property. That means land or buildings used wholly and exclusively in one or more businesses.
